Our Policies & Charges

Guest acknowledges that they have read and agree with the following policies: If there is something we have not made clear, please ask!

Balance due is charged to the card on file 48 hours before check-in.
Self Check-In & Check-Out with smart lock & access code.
Check-In 3:00 pm
Check-Out is 11:00 am (unapproved late check-out is charged at $30 an hour)
Base Rates are for 2 occupants.
Maximum occupancy is 4 persons (kids & adults)
Extra guests are $15 per person per night.
No indoor smoking of any substance including vape or marijuana are permitted.
Outdoor smoking in fire safe area is allowed.

Reservations are guaranteed at the time of booking with a Visa or MasterCard.

A paid in full receipt will be sent via email on the morning of checkout with checkout instructions.
The card on file remains open until 48 hours after check-out to cover any incidentals and or damages.

Guest agrees that in case of a declined credit card guest is responsible to provide a valid card upon request to settle charges due.
Guest agrees that a cleaning fee of a minimum $100 will be charged to the card on file if guest smokes or allows others to smoke inside the building, this includes Vaping and all smoke-able substances.

Guest agrees that a cleaning fee of a minimum $100 will be charged to the card on file for any pets permitted inside the building. This excludes service animals. Guest is responsible for any and all damage that occurs to their suite during their stay. Any items lost, stolen or broken will be charged to the card on file at a fair market replacement cost.

All rates and policies are subject to change without notice. We reserve the right to refuse service without recourse. Guests are welcome to self check-in to their reserved cottage anytime after 3 pm. Guests will receive a secure access code in their reservation confirmation. Guests name will be written on the front door of the cottage. No early check-ins without pre approval PLEASE. Late check out past 11 am, that is not pre-arranged will be charged at $30 an hour.

The cottage comes complete with all necessary linens, towels & bedding. Included is a couch, TV with Cable/ DVD player, refrigerator, stove/oven, microwave, kitchen sink, coffee maker & supplies, small dining table, pots, pans, dishes, glasses, silverware, wine opener, hairdryer, lotion, soap & alarm clock.

Guests are not permitted to bring their own cooking appliances. Charcoal BBQ in the yard with BBQ utensils. Guests are required to bring their charcoal.

We do not charge an up front cleaning fee as we feel normal clean-up should be included in your rents. However, If an excessive mess is left we do charge $50 an hour for clean up. Min charge is one hour. This amount will be deducted from the credit card on file. We do ask that you wash the dishes that you use. Automatic daily maid service is not included.

There is one video camera that faces the parking area/door. The camera is turned on. This is for the safety, security and bear patrol of the property. If the guest disables it their reservation will be cancelled with no refund.

It is our goal to allow our guests the privacy they desire and we will not enter your cottage unless requested. We do not offer facilities to keep young children entertained. We do not offer cribs or high chairs. Children must be supervised at all times.

We are unable to provide for pets. This is due to we have people friendly but animal aggressive dogs on site. It is a safety issue for your pet. They will try to escape to get to your animal, bark, cry and make everyone unhappy.

The cottage is NON-Smoking. This includes vaping & marijuana. We do not judge any type of smoking but do it outside, PLEASE. An outdoor smoking area is provided for our guests who smoke. Please be fire safe and use ashtrays! ANY guest who smokes indoors, brings their own appliances or allows pets indoors will be charged a minimum $100.00 cleaning fee.

Candles are not permitted due to insurance and fire hazard. Firearms are not permitted on the grounds or in house.

Cancellation Policy

If it’s necessary to cancel a reservation:

If a reservation is cancelled or altered less than 5 days before the scheduled arrival time, the reservation is non-refundable. If a reservation is cancelled within the 5 days before scheduled check in, hosts will attempt to find another renter. If we are successful in re-renting out the cottage for the original booking dates and the rents recaptured, the canceling guest will be refunded the rents paid, minus the $50 deposit as a cancellation charge.

If the hosts are unable to re-rent out the cancelled or altered dates, the canceling or altering guests are responsible for payment of all night’s reserved, regardless of guests’ actual arrival or departure date.
